These additional efforts—negotiating a major lease renewal, , and assisting with a property boundary/easement dispute—required specialized expertise and time, and were therefore handled as separate, value-added services outside the scope of regular management fees.

  1. Lease Renewal Negotiation with Significant Rate Increases The existing lease was approaching expiration in a rising industrial market. We led negotiations with the long-term tenant, leveraging current market data on comparable industrial rents in Adams County and surrounding areas. Through strategic discussions emphasizing the property’s location advantages, building condition, and limited available inventory, we secured a multi-year renewal with substantial increases to the base lease rate. This was performed as an additional service.

Resolution of Property Boundary and Easement Issue A neighboring property owner raised concerns regarding a shared boundary line and an existing easement (likely for access or utilities), creating potential risks to the property’s usability and marketability. We coordinated with the owner, reviewed title documents and surveys, and facilitated discussions with the adjacent owner. By clarifying the legal descriptions, confirming recorded easements, and negotiating a mutually agreeable resolution (avoiding escalation to litigation), we protected the property’s integrity and prevented any operational disruptions. This matter was resolved efficiently without court involvement.
    Note: Boundary disputes, easement negotiations, and related legal coordination fall outside standard property management scopes and were handled as a separate consulting service, in collaboration with legal professionals.
